## Choose the Developer
Stick to Tier-1 developers (Emaar, Sobha, Nakheel, DAMAC, Aldar). Check the project is registered with RERA and that the escrow account is operational at the DLD.
## Secure Allocation
For tier-1 launches, allocations sell out within 24–48 hours. Speak to your broker 10–14 days before launch and have your EOI cheque ready.
## Payment Plans
Common structures: 60/40, 70/30, 80/20 — split between construction and handover. Some developers offer post-handover plans extending up to 4 years.
## Resale Before Handover
Once 30–40% of the purchase price has been paid, you can resell on the secondary market via an Oqood transfer at the DLD.
